I also specialize in mortgage issues arising in divorce, such as little-known ways the retaining spouse can remove the exiting spouse’s name from the loan, when the exiting spouse can buy again, when child support/spousal maintenance income can be used to qualify for a new loan (and when it cannot), and more. Most loan officers do not encounter the underwriting differences in these transactions often enough to be familiar with them.
